I'll be curious to see what other feedback you get.

I think it's the list of qualifications that is scaring people off. In the ad it's self I would just simply say that "we do an in-depth criminal and reference check (must have good references!)." And state whatever your requirements are for income..... for example "your household take-home pay must be two and a half times the monthly rent". I personally like to meet the applicant when they turn their application in because I feel like I can get a good feeling of what type of person they are... versus just what they put on paper. But I've been wrong plenty of times also! Hope that helps! 

Are all your other rentals full?  Is it just this one that you're having trouble filling or is this the only one you have?

Thanks again for all the advice! I decide to go with the Limited Broker for now. One question is do you know if I have to have a trust account? I contracted the state as it looks like there is a waiver but all they said is to read the law. I did that and it was confusing to me and not clear. Any thoughts?

Thanks guys for the comments! Sounds like I should get my license....so now the question is limited broker or realtor license and find a broker to hang it with. Any thoughts specifically on that?

I have bought 6 properties this past year that are buy and hold. Looking to keep buying buy and holds but also doing flips. Does anyone in MN have your limited broker license? If so how has it helped you? Should I just get my realtors license and go with a broker in the area? My goals in getting this would be: save on commissions, faster getting into houses to look at them instead of waiting on my realtor and make offers faster. Any thoughts?

I'm interested in what others may have to say on this also. I've only had this situation once and the tenant did not even have a lease. I just told them we were going to rehab the house (and we did) and they had to leave. I think other feedback you are going to get is cash for keys - and that is what I would do if needed.

I am a GC. I have found that if you pay better than the competition and treat them better than any other employer than they will find you. Expect to pay top price for good help and you will probably have to guarantee them a certain level of hours. Treating them good is: nice Christmas bonuses, lunch on the boss for their birthdays or after they made you some good money on a hard job and give them a gift card to buy new Carhart winter clothes every fall.  The little things make a big differnace. Treat them like you want to be treated.
