motivated seller / Hard Money lender
long story short i possible may have a motivated seller of a decent home in a nice suburban area. Was looking for a home to rent he mentioned he cannot find any good tenants they keep flaking on him, hes a busy man as it is being an owner of a very popular restaurant which i frequent, he mentioned if he cannot find a tenant that his last option would be to sell it // In my mind i think look up comps in the neighbor hood to see the value of homes offer him a lower price than market value (really low) expect a counter offer if any. If numbers still good contact a hard money lender depending on if im able to buy out right - house is in good shape i could sell it for market value as is since its tenant ready or update the kitchen (newer appilances) make small upgrades sell for a profit / many options just not sure how to approach a lender going to search forums on here -- this is me speaking out loud if anyone can correct my approach or offer any advice that would be great as this will be my first investment property greatly appreciate you reading - Ivan
