College town, lots of off campus student housing available seen homes for 90k 4 br / just a shot in the dark and not a question ive ever heard answed, ive never seen HML and the word rental unit (s) in the same sentence . Is this due to the passive income and not large profit margins?

Hard money lenders are expensive (read: high interest rates) and are really only intended for short/medium term financing. You would use a hard money lender if you had exceeded the maximum number of regular mortgages allowed. You would get hard money if you were planning on flipping and were going to cash out in a short space of time. Hard money is a true statement. Hard money lenders provide an invaluable service and they help real estate investors do their thing but they work in specific situations.

For your first home, start with a 20% downpayment and a regular mortgage. If you're not there yet, work on getting your credit score up from good to awesome. Save as much money every month as you can to scrape that downpayment together. Hey, get a second job if this is what you want more than anything else in the world.

sounds pretty solid . I'll follow up on your link to get more aquatinted with non profit holdings wondering if it's like what we have up here in pa Holmes for low income families called " habitat for humanity "

long story short i possible may have a motivated seller of a decent home in a nice suburban area. Was looking for a home to rent he mentioned he cannot find any good tenants they keep flaking on him, hes a busy man as it is being an owner of a very popular restaurant which i frequent, he mentioned if he cannot find a tenant that his last option would be to sell it // In my mind i think look up comps in the neighbor hood to see the value of homes offer him a lower price than market value (really low) expect a counter offer if any. If numbers still good contact a hard money lender depending on if im able to buy out right - house is in good shape i could sell it for market value as is since its tenant ready or update the kitchen (newer appilances) make small upgrades sell for a profit / many options just not sure how to approach a lender  going to search forums on here -- this is me speaking out loud if anyone can correct my approach  or offer any advice that would be great as this will be my first investment property greatly appreciate you reading - Ivan

i acually live near reading now, acually grew up in reading it was top ten for many of things mostly negative but as of 2 yrs or so they have built an imax theatre and right across from that a high scale apartment complex with tenatants paying upwards of 1,200 and up for a unit with gated parking and all. Mind you this is all 30 steps away from penn street the meca of the city , where all you see is very distresed streets along with that distressed people - many houses are foreclosures here buy for cheap so the citys new building are great if u belive its all for the best and can turn into a fruitful area. acually thought about starting my investing in the city i have a friend that has done this and now has his real estate company "portnational" i belive its called

How bad do you want it and how far are you willing to go to get it. There are so many ways to make money with real estate. Dont think that the only way is to find a great deal and sell it or fix it yourself. Confidence goes a long way and knowing you are going to be great at something changes how you approach it.

It all started at the tender age of 16 , growing up with a passion for building .. building things bigger than myself. I would look at, and apreciate architecture more so then The next kid . So i pick up a phone and  call a local real estate company he asks "how may i help you" , i answer that i had an interest in rehabbing homes and how may i get a start in doing so .. he asked my age and laughed as i told him i was 16 he told me to wait a few more years then to apply for my real estate license. I hang up angered by his answer . Now i am 26 years young and ready to take on the world my passion for real estate has since grown and am very excited to see how "BiggerPockets" will aid met throughout my trials ..
