Stuck!!! Help BP.
So I just came from a 4 unit property. I had my mentor there to get a second opinion. We did the numbers and we saw cash flow close to 800 bucks. That's the good news. The bad: needs new paint, carpet, couple unit had mice problems. Good area but sh**ty tenants. Two unit were vacant. Old windows with A/C. Only 3 water heaters. (No clue how that happened). There were to certain safety issue area that needed repair. (Old deck, and the fence around it was loose)
Asking 117k but I can get it a lot cheaper like 90k instead.
