Thank you all for the response. @bothanythony's: I also read Rich dad poor dad but, haven't read the millionaire next door. 

What books would you guys recommended?

So I just came from a 4 unit property. I had my mentor there to get a second opinion. We did the numbers and we saw cash flow close to 800 bucks. That's the good news. The bad: needs new paint, carpet, couple unit had mice problems. Good area but sh**ty tenants. Two unit were vacant. Old windows with A/C. Only 3 water heaters. (No clue how that happened). There were to certain safety issue area that needed repair. (Old deck, and the fence around it was loose) Asking 117k but I can get it a lot cheaper like 90k instead.

So I'm at this new job today, and everything is being thrown at me. 401k saving, dental, vision etc... Anyways throughout the 8 hrs shift I could not focus on the task at hand but rather having rental properties. I feel like I can be great in this field. So I guess my question is; what made you folks go into real estate? One thing you like? Dislike?  What are somethings to cosider about a property before evening looking inside? 

Ps... I'm still waiting for my first deal (A landlord once told me patience is the name of the game)

Hi, my name is Kheri Mourad, and like many on this site, I am a "newbie." I live in Lincoln, NE for the past ten years, and I love everything about this city. My question is; Can you know the value of a property or get a closer estimated based on the rent?
