south Chicago (dolton area)

Hi I.was wondering if anyone on here had any experience in the dolton, south holland area.  Mainly looking to do.flips here and was wondering what the towns were like, trulia crime maps has them as lowest crime, but being the south side Im a lil skeptical of this.  Thanks BP have a great one

I have personal Dolton landlord experience. The cash flow is decent but you have the usual declining neighbourhood challenges like poor snow removal, crime, zombie properties, less responsible tenants, etc. Note of caution to read carefully the building violations you may have on your purchase. The building department won't be that helpful and their violations are arbitrarily enforced. Do not let an unscrupulous wholesaler talk you into a flip in Dolton. It's simply not going sell to a retail buyer. Rental is strong here.
