Rehab in Dorchester, Baltimore City County - 21215

Is anyone familiar with zip code 21215 (Dorchester, Baltimore City county). I am interested in flip/rehabbing there, but seems like the DOM for each property is too long. Also most of the time the audiences are families. The numbers are making sense, but I am concerned I would be stuck with property too long and not moving it quick enough

Does anyone has any experience with Baltimore county specifically around 21215. I know Baltimore is block by block and things may change drastically across the blocks. But looking for a gut feeling and emotional factors while considering Dorchseter, Baltimore City
