regarding a new roof:
One contractor says he'll put on a new roof, 30 year dimensional shingles over existing roof for about $6000, using Tamco shingles (http://www.tamko.com/ProductDisplayTest/tabid/53/ControlType/productDisplay/itemid/168/Default.aspx) . Replacing a piece of plywood will be extra, $55./4x8 sheet. He'll remove all vents and roof jacks, and replace with new.
Second contractor will remove existing roofing membrane down to wood deck substrate. clean, apply1 layer #15 lb base underlayment, install Malarkey Highlands laminated 30 year asphalt fiberglass shingles, seal all roof projections, ground clean up and haul away for $4524.

Is it necessary to remove the old vents? I think at least one new sheet of plywood will be needed, maybe 2, because of "sogginess" at the evaporative cooler.
That's about $1500 difference. Are new vents worth the price? I don't know now if one contractor is better than the other, besides calling BBB, how else can I check on them?
Ithe wind warranty on Tamko is "Backed by a 30-year limited warranty, with 5 year Full Start, limited transferability, and a 60-month limited warranty against damage from wind up to 70 mph. "
, but we do at least occassionally get winds at 70 mph.
That's a lot of money to me. What would you folks do?
