Working W/ Private Investor

I'm looking for a little guidance. I currently have a private investor who is willing to invest in the purchase of a single family home to flip. He is only coming up with the money. My partner and I are responsible for locating the property, getting the contractors out there getting everything fixed and then put back on the active market. Is there any type of contract outlining everything I can have signed between myself and the investor detailing the agreement?

The plan is to do a good job on this first flip and then to rinse and repeat.
