I found a home while driving through a neighborhood that is in foreclosure. Several letters were posted on the door. Chase is the bank that held the note. Per the dates on the paperwork this is very recent. What is the best way to try and get in touch with chase to see about purchasing the property? Or do I have to wait until they list it for sale? Any comments are appreciated.

Agreement would lay out who is responsible for what and what happens to end the agreement. Again that is a minimum, there are a lot of threads on this subject from people who have lots of experience doing this.

That is my main concern. I love J Scott's site. I want to make sure I'm doing everything as perfectly as I can from the outset. I know mistakes are inevitable at the beginning but I want to do everything in minimize them.

The investor is just giving us access to $150,000-$175,000 cash and saying make it work. No Debt.

I'm looking for a little guidance. I currently have a private investor who is willing to invest in the purchase of a single family home to flip. He is only coming up with the money. My partner and I are responsible for locating the property, getting the contractors out there getting everything fixed and then put back on the active market. Is there any type of contract outlining everything I can have signed between myself and the investor detailing the agreement?

The plan is to do a good job on this first flip and then to rinse and repeat.

I believe the the term Realtor gives you some credibility as you have to be a member to be able to identify yourself as a Realtor.

Thank you for the well wishes everyone!! We got lucky as far as the hurricane is concerned. We had no damage to our home but several of my neighbors lost trees, sections of the roofing came off and other damages but for the most part everything is back to normal.
