Looking for Business Partnership between Investor/ Contractor.

Hello,


I’m Sam a Licensed Contractor in San Diego, CA. I’m looking for a business partner/ investor to invest on what could be a great mutual deal between an investor / contractor business relationship.

So, here’s the outline:

The investor would purchase the agreed upon property with down payment.

Me, as the contractor will be your tenant, paying the mortgage and live in the property (if being held for 2 years) - TAX FREE investment property once sold. OR, if less than a year (quick flip) holding costs can be split or funded.

If we went the 2 year route I would essentially be covering the “holding costs” and making the mortgage payments paying towards principal.

As the contractor I will be responsible for upgrading and fixing up the property. New Bathrooms, New Kitchen, Flooring, Paint, Roofing, anything and everything to get the property to top dollar selling price.


Property Sells:

Investor - Receives their principal Down Payment back , Receives % of Proceeds from Sale

Me, Contractor - Receives their principal Holding Cost payments , Receives % of Proceeds from Sale

This is the general idea, the details would have to be in further discussion. I believe the 2 year route could be a great move (long term but not really that long). Over 2 years housing market rises, plus the correct improvements and a right buy in the San Diego market.

*On a flip property ranging from $500,000-$850,000.

A 2 year play could net anywhere from $200,000-$450,000.

We both make profits from this deal with no hard money lender %’s calculated into the hold/ flip.

Not to be a jerk, but I could hire a contractor and not have to do a profit share.  

You would need to find the deal and it would have to be a deal superior to what I could find.

The capital is worth a lot.   The deal's value varies depending on how good a deal you can find.  The labor of the contractor is worth something, but not much in terms of equity position (because it has no risk, minimal investment, and can be hired out).

Find a killer deal and then look for a partner.
