Looking to add a mobile home pad and utilities to an existing SF lot

I'm looking at a reasonable 2/1 single family with a *huge* lot that could easily fit a single-wide mobile home if I were to demo a garage on the property (which is dilapidated) .  The house is in Tarrant County west of Ft. Worth (White Settlement).  Has anyone had experience adding another tenant in this fashion to a house.  The numbers for the property don't look all that great, but having an other tenant on the property would make it much more attractive.  Interested in anyone's experience in this area.  Thank you!
