Needing advise on my first flip
Hello! We are currently towards the end of our first flip. We have a condo and there is HOA association who we met with last week, they all want to replace the roof as it is a 20year old roof, we will finish the flip In 2 weeks and realize that the roof is not in our budget, they want a metal roof. What would be my options or better way for me to deal with this without having to loose profit or take it out of pocket? The roof won't be started until maybe 2 months and the company won't be charging the money upfront to any of the condo owners. Should I say yes go ahead and add my unit to the roof project and somehow incorporate the price into when I sell or in the description say it's under contract and new owner to pay roofing fee? Please advice, thanks you.
