Hi Josh, welcome . I am an investor in Indiana and focus primarily in flips right now . Started with the flip business 2 years ago and going strong. id say start by practicing comps in your area, learn your market and go to real estate meetups. I use bigger pockets to analyze my flip deals. I use the fix and flip tab and it's great it tells me my allowable offer and all the tools are helpful! do you have IG account for your business? lots of us on here share our journey on IG and have videos of dos and don'ts. ill share my IG- leosrealestateinvesting

Hey everybody! What insurance companies do you use to insure your fix and flips? Are certain companies easier to work with? do you have general liability as well? do you have your policy as commercial? Any help or tips is appreciated!

Hello! We are currently towards the end of our first flip. We have a condo and there is HOA association who we met with last week, they all want to replace the roof as it is a 20year old roof, we will finish the flip In 2 weeks and realize that the roof is not in our budget, they want a metal roof. What would be my options or better way for me to deal with this without having to loose profit or take it out of pocket? The roof won't be started until maybe 2 months and the company won't be charging the money upfront to any of the condo owners. Should I say yes go ahead and add my unit to the roof project and somehow incorporate the price into when I sell or in the description say it's under contract and new owner to pay roofing fee? Please advice, thanks you.
