@Brent Rieman it doesn't necessarily take something catastrophic to get someone to 480 if the big problem is just that they don't have enough history in general. If they only have four accounts on credit and they are all tiny balances and old delinquent, that would tank it compared to someone who has 20 accounts. It takes much more major issues to tank someone with a lot of history and multiple accounts.

It looks like you have a lot of systems in place to make this work and make it easier. Website, probably paid valuation tools, skip tracing, etc?

I'm wondering if I can find success without using much preparation or subscriptions besides finding the addresses and doing the postcards of course.

@Masyn Grant Barney All three of those accomplishments are amazing! I'm guessing on number two, all the cash required more than $800 came from the HELOC? And on number three, that is probably the most difficult accomplishment at least by comparing to what others have been able to do. Great hustle, would love to connect with you and brainstorm more.

This Utah specific part of bigger pockets seems pretty stale and inactive. I'd love to hear from more investors in my area rather than what people are doing in Florida and Ohio....

As for me, I have accomplished my first home, first long term rental out of state, and working in mortgages for the day job. Next goal is to accomplish a few house flips.
