Adding washer/dryer hookup

Hi I recently closed on a duplex where each unit is a 2/1 with an additional 8x6 room off the kitchen. I have the option to add washer and dryer hookups but the building is brick so I will have to drill through that to run the exhaust. I wouldn’t provide the washer/dryer that will be on the tenant.

Wondering if it’s worth it to add the option or keep it as a fully drywalled office/den space.
