Hi all!!

So my wife and I recently purchased a 3 acre residential lot in Indiana.

Our plan was to either sit on the land for a few years and sell it or eventually build on it.

The catch to all of this is the seller of the lot is a small local builder. He wanted us to sign an agreement that we would build with him.

We countered and came to an agreement on a price and added the clause “ We agree to build with XYZ builder, unless unforeseen circumstances in the future were to occur”.

We’ve been looking around and found another builder that we absolutely love and have been way easier to work and communicate with.

Would this be an example of a “tie in” agreement by chance? Are we bound to the builder? Can we sell the land to a family member on paper to clear us? Quit claim?

We are kind of at a stand still and figured I would try and get some advice here before we seek an attorney.

Just closed on a duplex and have a property management in place.

The duplex has been repaired and rent ready.

Quick question on my place being the owner, can I ask my PM for the information on the prospective tenants? Can I ask for their credit reports? Can I make a choice between certain qualified tenants (within fair housing) ?

Just curious how that works and if they can disclose this information to me being the owner.

Hi I recently closed on a duplex where each unit is a 2/1 with an additional 8x6 room off the kitchen. I have the option to add washer and dryer hookups but the building is brick so I will have to drill through that to run the exhaust. I wouldn’t provide the washer/dryer that will be on the tenant.

Wondering if it’s worth it to add the option or keep it as a fully drywalled office/den space.

Post: Owed taxes - duplex under contract

Ran into an issue here. I have a duplex under contract and supposed to close next week.

Per the title company there was some owed taxes on the property. The tax lien is attached to the previous sellers not the current owners.

The previous sellers are not cooperating and can’t produce a clear title. They did a quit claim deed and did not have title insurance.

Sooooo….. the current owners agreed to pay the tax lien (subtract it from profits at closing) but they need the previous seller to sign off, which the are refusing.

We’re at a stand still. Any advice? Do I walk?
