To find a good contractor, follow these steps:

1. Clasp your hands together and interlock your fingers

2. Pray

In all seriousness, it's hard finding good contractors at the moment. The good ones are booked for months out and the bad ones are usually available because they are not so good lol. Interview property managers and ask for references or go to real estate meetups and ask for references there. You'll want to find someone who works with investors and understands the kind of pricing an investor needs vs a regular homeowner who'll pay 50k to redo a kitchen.

Also, try joining local real estate Facebook groups and ask for references there as well.

thanks i will!

1. Don't overdo the rehab. Look at your comps and stay in that range of renovation unless you can outdo your competition without breaking the bank.

2. Keep it simple and don't overthink things. Rehab to the masses and keep things neutral (white paint, gray paint, beige paint, etc)

3. Stay on top of your contractors. It's easy for a project to get delayed with change orders or a contractor that doesn't give your project enough attention. Hold them accountable and fire them quickly if they're not holding up their end of the bargain.

4. Don't make emotional decisions. This is a business. Make business decisions.

wow thanks Bob! it really helps a lot.. do you have a tip how to find a  good contractor?
