“B” class neighborhoods in Indianapolis?

Kate Batals
Posted

Hi I am getting started on exploring the Indianapolis market. I would like to buy a SFH there. I would like to know which neighborhoods are considered "B" class. I want to take a flight there to explore these areas in person, but I would like to get any recommendations first before going. I would also appreciate any real estate agent and property management company recommendations. Thanks!

@Kate Batals Having been active in Indianapolis for almost 10 years, I can tell you that Indy can vary block to block so it's difficult to give you a list of B class neighborhoods. Rather than identifying geographic areas, you're better off becoming familiar with what makes for a B class property. Get to know price and rents. A typical B class property in Indy will be at least 3Br 1.5 ot 2 baths, 1200+ sq feet with rents of $900/mth or more priced in the $90K to $100K range. A C class by contract will be 3Br 1Ba, 1000 sq ft renting for $750-$850 and priced in the $70K to $80K range. Indianapolis is a great cash flow market but only when you buy in the right area. I'd be happy to share more insight if you want to reach out.
