Trying something new - New Construction

Hi, I am planning to have a house constructed on a buildable lot in Indianapolis. My goal is to go through the process by myself from start to end to gain project management/execution experience including but not limited to ordering a survey, working with an architect, permit process, coordinating with contractors/subcontractors on excavation, foundation, framing, roofing, electric, plumbing, etc. I have experience in executing multiple rehab projects however new construction will be a new domain for me.

Any recommendations, tips, or advice you can provide in this regard is greatly appreciated. Thank you

I built a house from the ground up as owner/builder about 6 years ago and I look back at that experience as one of the most educational chapters of my investing career.

With that being said, do not go at it 100% by yourself.

I hired a retired airline pilot as a project manager who had experience with ~6-7 builds over his lifetime to help guide me through the process, meet with inspectors when I was unavailable, do quality control, etc.

The house ended up amazing in the end but I don't think I could have done my first one without that project manager.
