Would it be possible to build second unit only?

Say a R6 lot, which is already eligible for 2 builds, has a good standing structure (house). Instead of tearing down the existing structure to make way for two new units, can I just retain the existing structure and build only the second unit? The existing structure is around 1300 sqft. The second unit (new) to be 2000 sqft.

Is it legally possible to build just the second unit only? Or is it must to tear down the existing structure to take an advantage of 2 unit HPR.

Are you doing this as an Owner/Builder? Or are you hiring a GC to run the crews and you do the labor and you do all the paperwork?


hey Bruce, I am willing to do all the paperwork but I might need GC as it's the first project, and also because of the liability involved. I was also told it is easier to get a GC license in Indiana, if necessary. With my previous rehab projects, I had worked with the crews directly without GC, vetting them, scoping work, checking status, ensuring the quality, payment, etc. However, with the new construction, I am sure it is going to be an uphill task.  I welcome any suggestions and advice :)

I hired a retired airline pilot as a project manager who had experience with ~6-7 builds over his lifetime to help guide me through the process, meet with inspectors when I was unavailable, do quality control, etc.

The house ended up amazing in the end but I don't think I could have done my first one without that project manager.

hi Scott, Thank you for the encouraging feedback and the valuable suggestion. It makes sense to hire a project manager with build experience, and will try to find one. Btw, any idea the best place to find?

Hi, I am planning to have a house constructed on a buildable lot in Indianapolis. My goal is to go through the process by myself from start to end to gain project management/execution experience including but not limited to ordering a survey, working with an architect, permit process, coordinating with contractors/subcontractors on excavation, foundation, framing, roofing, electric, plumbing, etc. I have experience in executing multiple rehab projects however new construction will be a new domain for me.

Any recommendations, tips, or advice you can provide in this regard is greatly appreciated. Thank you
