I suggest you may want to do a lot of work on your request in order to get any actionable answers.

1. What asset class are you looking for?   (Single family homes, condos, small multi-family, medium over five unit commercial Multifamily, etc)

2. what strategy are you looking to do? (Flipping, but and hold, value-add, distressed, etc)

3. What kind of neighborhood are you comfortable investing in: blue color, white collar, high end?

4. What kind of return are you targeting?

Only you can answer what return is good for you, what you are comfortable with, or what you have time for.

The more questions you answer the more targeted and actionable the answers will be. You want to try to take the subjective quality out of the answers. Otherwise you will get a lot of people trying to help but giving you areas, asset classes, strategies and returns that are about what they are after and not you.
