I watched the videos at one time.  I went back to YouTube the last day but I do t see them up any more. But “Adam Adam’s Pipedrive” might be not the best search in YouTube.

@Dan Deppen. Great question that I should have included in my question. I feel that I’m at the precipice of this. Not quite there.  As I approach 15 active notes at one time it gets a bit more like spinning plates and seeing some negative effects.  Confusion and misremembering the history of a note.  Losing a contact or context or an important date.  Luckily for me it’s not situations where it’s had dire consequences. 

The note business ebbs and flows with the fluctuations of note volume.  I fell from 13 active notes to 10 and I have a bit of relief.  But want to be proactive.  I think I’ve struggled not focusing on the benefit but the cost part of the equation.  

maybe a good follow up for those that are considering what return people felt they got in n either time or money for their choice would be interesting.

Also, I use services and other vendors. So ideally software to manage the process would be idea.  Setup custom workflows, keep reminders, and contacts at a minimum.

I’m on the edge of needing some way to manage my notes.  I looked and this hasn’t been talked about for several years.  I’m wondering what is rookie use and what do people recommend for management of the tasks that need to be done. Ideally it would have some ability to integrate with services and other vendors.

Well, to be on the opposite side.  There will be opportunities to help take smaller balances off the hands of people that want to get rid of them to purchase balance ones.  Plus, don't you think as those upstream buy, they'll always hit things they don't want.  Including smaller balances that may exist there too.

@Kelly Beck If you are trying to sell a note, another option is a Note Broker or someone that acts as that like a servicing company's sales desk. I can make some suggestions. If it's a low dollar UPB, then you are better going on Paperstac than a broker.

@Kelly Beck I can answer about Paperstac.  I’ve bought a number of notes from here. Never seconds.  The only thing to be aware of is that some sellers are negotiating with several buyers and once.  Just because you come to terms on price you do have to also do due diligence before you sign the contract and become exclusive.  I like doing due diligence first in case zi find something that changes the value.   

Kim following for the answer on Debexpert.  Haven’t bought anything.  Their salesmen calls you hounding you to buy so far they don’t have a great way to filter out opportunities at t seems.  So there’s a lot of noise. I’m curious if anything ne has used them.

As-IS value is how much you’d have to sell the property for if you don’t want to do the repairs.   I determine by doing a Broker Price Opinion (BPO).   Paying a realtor to take exterior pictures and looking at comparable sales.   Often they list amounts in terms of how long you’d have to wait in day    often the realtor is more local than you are.    

I don’t bid as a percentage of As-Is value.  I look at Unpaid Principal Balance.  But i looks at Loan to Value too.   What’s more relevant to me for Non-performing loans is there’s a big enough cushion between my bid and the as is sale price.  Unexpected costs come up.   The small dollar loans can have very favorable percentages.   But still not enough money differences.  In situations like that you can lose money in a blink.

I use Dickie Baldwin at Baldwin Advisory Group for my BPOs.  I know others may suggest other recommendations.  He has a network of agents.  Glad to do an introduction if you haven’t met him.
