What is working for getting responses from distressed property owners? Is driving neighborhoods and mailing the sellers a good route right now? Do bandit signs actually get a response ever? Thank you in advance for any info.

What drives your strategy of how you reach out to sellers is multi-faceted.  Your personality is a part of it, and what seems the most genuine to you.  Your budget is a factor too.  What's the completion doing?  I find more success at things that take more effort, and thus fewer people are doing it.
