Aurora , IL Landlord Question
I have a 3F in Chicago and have recently moved to the suburbs and am considering renting out a house in Aurora, IL.
I'm wanting to know if anybody has had any experience investing in this market. More specifically, how friendly is the city to landlords? Chicago is its own animal and I've been able to handle it so far, but I'm curious if anybody has any advice or experience renting in Aurora.
I spoke to the town and they directed me to their web site and told me there are annual fees/inspections of units and that all landlords have to be licensed. This already sounds like a reason to fine people for something minor and I wonder if it's worth the hassle.
What have you're experiences been like? Andy advice? Should I reconsider investing in the area? PM me if you like.

Chad, Aurora does have rental license process in place and Aurora actually requires you to submit a background check which is more than most cities.
Places like Elgin, Aurora, & a few other high denisity rental areas put these checks in place to have a little more control especially when it comes to packing more people into a unit than should especially packing multiple families into a small space or into unfinished spaces.
In Aurora specifically we manage mostly on the outer skirts and in areas that don't have these issues so if you follow the checklist the city provides and do it in time required it is easy to comply. If you have a 8 people in a 2 or 3 bedroom they will bust your chops.
As a western suburb management company we have seen each year a few more towns add their rental license requirements over the last decade. We are just anticipating it being the norm across the board in the future. It is just important landlords calculate the fees into their cost of doing business.
If you are a reasonable landlord and collecting the proper docs for your own sake it really is just a couple additional steps. Aurora does require landlords or their management company to take part in their crime free programs as well.
