I've used North Atlanta Property Inspection (www.NorthAtlantaPropertyInspection.com) a few times and have been very pleased with the inspection reports. Since I am investing from out of state, I really appreciate how thorough the reports are and the generous use of pictures in the reports.

I live in California and own a rental property in Georgia. In California I work in IT and that's where most of my income currently comes from (W2). I am also a licensed real estate agent in CA and occasionally have income from that source (not a ton). My wife and I now own a rental property in Georgia. 

We are definitely planning to hire someone to do our taxes going forward, but in which state? Most of our income is in California but that income is pretty simple for filing purposes. Our rental income is small (hopefully it grow), but for tax purposes that would be the more complicated one for filing. So here' my question; does it make sense to hire a tax pro in CA, in GA, or do we need both?

I used to listen to Joe's podcast. He gave out a ton of information for free. The podcasts really contained most of what's needed, and the courses he spoke about were really for automating things as you alluded to. I did not put any of his info into practice and stopped listening to the podcasts after a while because lease options didn't really appeal to me, but he seemed like a decent guy and the podcast had a lot of value at no cost. 


The refund policy you spoke about was surprising. As Dan mentioned above, if you have something stating that it was a 90 day refund policy, then you should pursue getting that refund and don't let up easily.

At the beginning of the year my wife and I (who live in California) picked up a property (SFH) in Cartersville that we are currently renting to our daughter and her boyfriend. When they eventually move out, we intend to keep it as a rental. Can anyone who has property in/near Cartersville tell me what their vacancy rate has been running? We are trying to determine how much we need to keep set aside.
