I don't know if this even counts. But I jumped into real estate as a realtor because I wanted to fully immerse myself in the business. Then I got the added benefit of being able to purchase my first house hack and paid myself to buy it! It was an awesome experience and even though I was fully in real estate it was completely terrifying. But now that that's done I feel way more confident helping my clients and going through the process again next year once we can fully rent out our residence and buy our next one!

Hello Bigger Pockets,

Just wanted to see if I could get some input on property I'm evaluating for a potential wholesale opportunity. I'm working on the listing agent on this, this is an on-market property. The house is selling with an adjacent empty lot. The agent is evaluating the sale value being tied to the empty lot. However when I attempt to pull comps to calculate ARV. The value I'm coming up with is much less than the current asking price. In an attempt not to just completely come in with a low ball offer I was attempting to understand what value does this double lot really add to the value? I'm sure it could be value for another type of investment just not too sure if it fits with the wholesale model. Thanks for any input!

@James Fitzgibbon thanks for your response! I was definitely leaning in that direction and this is where I wanted to start as well. But the one thing I can get on the MLS is free leads. Actually two. Everyone wants to sell the home. So the motivation is there. Sure I won't be able get the bigger spread like off market. But I can build some capital to get to the point where I can start those campaigns. Which is my plan in the short future. It's sweat equity, it's going to take a lot of work to get one. But all I need is one and then one more!

Hello Bigger Pockets,

Recently started getting my feelers out into the market looking for potential opportunities that may be good for a wholesale deal. Just wanted to see if I could get an idea of how some of the cash buyers in the area are running their numbers. I realize the Central Florida market is currently extremely hot for sellers. So was wondering if typically if the cash buyers are looking at getting between 25-20% discount or are some willing to go even lower?  This would definitely help me better understand what to look for as well as running my numbers to make fair offers on properties. I want to be ethical and fair when presenting my offers to the sellers but also keep in mind what my end cash buyer may be looking for.
