@Valentina Calla I started this year with Keller Williams in their Waterford Lakes office in Orlando. They have been great. I thought the training was really well done. And the Advantage offices (Waterford Lakes, Lake Nona, & Oviedo) have a coach that is included in the office fees that is very helpful. This took a bit of a backseat recently, so I don't have any recommendations yet.  I just have a list of the banks I will be contacting: Seacoast, iBeria, CenterState, One Florida, Fairwinds CU, Spacecoast CU, Intracoastal, Sunrise.

@Spencer Breeden, Thanks for the additional info.  Appreciate the tip on the multi-family zoned lots in Palm Bay.  Looks like Santos to Balem has city water, but not sewer and Agora to Corvair has both.

I am just starting out and would like to partner on a flip with someone experienced who is willing to teach me.  I have saved up and am willing to take on all the financial risk by bringing all the cash needed for the deal for down payment, renovations, etc.  I also have plenty of time and effort to put into the deal in whatever way necessary.  I am looking to partner with someone with experience to take me through the whole process: bring the deal and show me how they found it, show me how they estimated the rehab, bring in quality vendors/contractors, etc.  What would be an appropriate profit split in this scenario?  Has anyone been party to a flip partnering like this who can speak about their experience with it?

@Account Closed, Thanks for that great write up! Very informative. You are correct. I was driving that SE area and passed by the Bayside lakes area. As for spending money on architectural plans and specs, I have a bit of an advantage there since I am a licensed architect. Though it still takes time and some money for environmental studies and such. I hadn't intended to try to change the zoning. I was originally encouraged by reading a few listings for lots that mentioned newly passed zoning that allowed ADUs. However, after doing a little more research, it appears the ruling allows for an ADU when the owner occupies the property. So, it would work for a house hack, but not for a 2 unit rental as I was looking for. Is there anywhere you know of around Brevard (or Orange county) that allows construction of small multifamily with lots that aren't priced prohibitively high? I am not opposed to building SFRs and renting them if the numbers work, but was leaning towards getting at least a couple doors per project if possible.

On a related note, I have been searching and unable to find an easy reference for the zoning/future land use planning for Brevard/Palm Bay. (Something similar to this for Orange County:https://www.ocfl.net/Portals/0... Starting on p. 12 is a handy chart that equates FLU with density and zoning.)  Does anyone know where I could find this info for Brevard/Palm Bay?

@Matthew Armstrong, The drive went well. My other business went longer than expected so I didn't have as much time as I had hoped. So, I focused on some areas with lots for new development. I think I found an area that may be promising in Palm Bay. Does anyone know what the rental market is like in Palm bay in the area west of I-95 and south of Malabar Road? There are a lot of available lots there and I noticed a number of lots with new spec construction. I need to check to see if zoning would allow me to build a duplex or ADU there and rent out both units.
