New Small Multifamily Construction

Hi guys,

I know the best rate of return is a BRRRR but has anyone had the experience of new small multifamily constructions in Riverside, Avondale? Such as costs and other relative experiences? Any recommendations on builders in Jacksonville? I've seen lots for sale but I'm not sure what costs/things involved are in this type of transaction.

Was planning on building a Garage Apartment + Duplex upfront as a house hack. With the prices nowadays of small multis in the area, I figured, with the build year of the places for sale (and their upcoming maintenance + upkeep), they would almost amount to the same as new construction that I'm seeing in the area.
