Hi everyone,

What's your guide for LVP installation (click and lock)? I've tried several (big box stores, dealers with showrooms) but they're a bit expensive and could not find one which adheres to the install prices I've seen here. Can anyone recommend someone who can install these?

@Benjamin Sussman - Not sure how much you need to break the lease, but here in FL where I rent, you only have to pay for 2 months' worth of rent to break it. Some others have a condition that they will continue to market it until they find a renter but you'll pay for the rent until then.

Probably if you don't see that in your lease, you can try to negotiate with your property manager

Hi,

I'm currently in a contract for a house hack with inherited tenants. Question is, both tenants are on month to month leases but have been there for more than 5 years. Unit A (5 years) young student tenant, Unit B (20+ years) old 60+ year old. What's the best way to approach that I need the more outdated unit to be empty after closing? The other unit seems to be stable and not outdated (Unit B).

Here's what I'm thinking:

  • - On closing, will send them that I'm the new owner/manager of the place
  • - I'll give a 30-day notice to the outdated unit (Unit A). Not renew the lease anymore.
  • - I'll make the other unit sign a month to month lease under my contract for a trial before I decide if I should keep/not. (Unit B)

What do you recommend that I should do?

Should I do both units empty after closing instead? I don't mind vacancy for now anyway since I need to renovate some things in Unit B too plus the mortgage payment was higher than my previous apartment rents.

I know that coronavirus related items are that eviction is withheld until December if it's related to COVID but I'm not renewing Unit A's lease anymore so I don't think there's a reason for a CDC exemption.

Post: Tenants’ Lease End (COVID-19)

Hi,

I’m interested in purchasing a duplex here in FL as a house hack. The numbers work well for me. However, there are tenants in both of the units staying on a verbal lease agreement (month to month).

I’m kind of struggling whether to add a contingency for the seller to make the units vacant upon closing (would make my offer weaker) or i’ll do it myself after closing.

Reason being is with the COVID moratoriums in place, it’s not technically eviction since I don’t plan to renew the leases anymore or the seller. Or is it?

What do you guys think? Any inputs would be appreciated

Hi guys,

I know the best rate of return is a BRRRR but has anyone had the experience of new small multifamily constructions in Riverside, Avondale? Such as costs and other relative experiences? Any recommendations on builders in Jacksonville? I've seen lots for sale but I'm not sure what costs/things involved are in this type of transaction.

Was planning on building a Garage Apartment + Duplex upfront as a house hack. With the prices nowadays of small multis in the area, I figured, with the build year of the places for sale (and their upcoming maintenance + upkeep), they would almost amount to the same as new construction that I'm seeing in the area.

@Caroline C. Thanks for the input. I also noticed it's a nice, quiet neighbourhood between Avondale and Ortega. I checked the rentals and sales in the past few months. Also seemed a bit hard for number wise

Hi guys,

Does anyone have multi-families/ rental in the Fairfax neighborhood (32210). I made an offer at a triplex in Fairfax but didn't get accepted. How's the rental here? Seems like a nice neighborhood in between Avondale and Ortega
