Greater Denver Metro Section 8 Experience

Hellllllooo BP!! 

Anyone in town that has experience dealing with Section 8 tenants? Doing some due diligence on my first small multifamily and would love to "borrow" some knowledge of those of you more adept with navigating this specific part of land lording. 

I do not self manage my other properties, but rely on a property manager, and would rather do the same on this deal if at all feasible, but finding specifics on the amount supported per bedroom is hard to come by on the city/county websites.

Any insight is appreciated!

@Nick Cooley I'm more than happy to help, I have a few Section 8 tenants, and I know how to navigate through it. It is based on HUD rental rates based on bedroom count that then applied to the county level and then to the housing authority:

Start https://www.huduser.gov/portal...

Search for whichever county that the property is located in, and then you can approximate the rents you will receive by bedroom size, and most housing authorities go 90-110% of that number depending on location, surrounding market rents, amenities, etc.
