Hi Kenneth,  I think you might serve your project well by analyzing the mid-term rental model.  Find out the need in your area with the traveling healthcare and corporate traveler.  The contracts are longer so the turnover isn't as frequent.  I don't know your area but one place you can get stats is from Furnished Finders (there are many companies).  Additionally, workers are much more mobile now.  If you do go the route of mid term rental, be sure to plan for a well thought out office for your visitors.

I think it's a great idea!   I'd like to put the marketing perspective on it.  Please have nice photos to post and treat it like a micro Airbnb. 

Your photos of your listing (even if just one room) are your property's profile photo.  I've seen photos on sites that promote to traveling nurses and the properties (even just a room) that grab my attention in a good way are the photos that truly show the amenities of the room, shared spaces as well as highlights the surrounding area.  Have it staged nicely with nice linens, good pillows etc. What are your expectations when traveling?

Don't let it be "just a room".  Show in photos and explain in the description of how it will be "the best location" for the traveler.  If you find it works out for round 1 you might get the traveler to extend their stay and reduce the turnover time.   Much luck with your adventure!

As we know Denver real estate is expensive.  I have also heard that no area is too expensive if the number work (BP Webinars)  I know there are different factors to consider when looking at a property.  I am wondering if someone can give me info as to where to get metrics for Denver neighborhoods in terms of the following topics:  Which neighborhood to look into for appreciation.  Which neighborhoods are better for Midterm rentals (demographic is corporate or traveling healthcare)?  I am a professional real estate stager and I have connections to real estate professionals and I question them about neighborhoods and trends, but I'm also looking for additional hard data that I can relay to people when they say they want to invest in Denver but it's too expensive.  It seems like a difficult concept to sell to people in Denver - and I get it, I see it.   I still think there can be some properties to invest in that makes sense, even in Denver.  Any thoughts?
