Town of Newburgh multi family

Hi all! I'm looking at an off market 6 unit in the Town of Newburgh that seems to be a good deal but I'm unsure if it's worth the asking price. The two agents I reached out to weren't sure either since there are no comparable multis in the area. I cannot get an appraisal on it yet as the seller doesn't want her tenants knowing that she's considering selling. What would you do?
