Oh please share, what the heck are you doing to get these deals?!!? I'm trying to find deals in Cincinnati, speaking with agents, wholesalers.... and nothing doing meanwhile...

Wow, Bridgette, I checked your listing and that is an impressive turnaround! How did you manage to do a large rehab in such a short time frame?

Great topic! As a newish investor, how can I position myself to be ready to get a deal ? I actually was trying to get in on a well priced (not overpriced and no one was grabbing it midair) midsize multifamily property(11 units) but the requirement of close to 50% down + high interest rate would mean no cash flow and no return on investment for the next few years. How does anyone make it work now? Are you looking at (hoped for) future returns?

Hi all! I have a 3 family with tenants in place that my property manager (officially) sent 90 day notices to. (Recently purchased, tenants paying far below market and property very in need of repair) Now, more than 30 days after the notices were mailed I find out the tenants say haven't received them and they weren't sent as certified mail/ legal notice, which basically makes us start 90 days all over again! This is so frustrating, especially since I was told it would be done by a lawyer the first time around! Would you change property manager over such negligence?

@Derek Roche Thankfully no rent control here, no lease either. So I think you're right about serving 90 day notices and just get the unit repaired and updated. Thanks!

Hi all! @David Greene @Todd Powell How would you deal with this? We recently bought a three family house with tenants in place, all paying way below market rent. (about 1/2 or less than...) The house needs considerable repair and updating.  Is there any way to up the rent to market levels without getting rid of tenants living there for over 25 years? 

Hi all! Anyone familiar with Ossining, NY? I want to put in an offer on a home based upon the fact that all surrounding homes are two family (this is in a 2 family zone) and wondering if I want the same would it be hard to do?
