Buying a Property with Already Tenants in Place-- Need Advice

I am getting an investment property that already has tenants in place. From the house tour, it looked like the tenant has maintained the house very well almost like a staged house. The lease is through May 2022. Are there any specific things I need to worry about or I should look for? Please advice. Also, I want to understand California laws for Lease Increase/Rent Cap and Tenant eviction. 

So far I am thinking to keep a current tenant in place and then maybe house hack but still not sure. Any thoughts please share. Thank you in advance.
