Seeking Expert Probate Investor's Advice

Hello to All,

I have recently started mailing to probates. I have ran into a lot of scripts for motivated / distressed homeowners out here on BP already for Foreclosure, Expireds, etc.

I would love to hear some tips, advice, scripts from some Probate experts that have been successfully marketing, working with, and purchasing probate lead properties.

I am assuming it's somewhat of a different animal. I am thinking I would want to know what stage of the probate they are in?, etc.

I have been learning a lot on probate from Sharon Vornholt & Rick Harmon to name a few.
