Student housing vs 4 unit

I am purchasing a very affordable 4 unit, it is approx 8 blocks from K college...Is that too far away to think it will be a good student rental. Do i keep it a 4 unit with 2 - 1 bedroom units, and 2 studio units? Or turn it into a student rental with 8 single bedrooms with shared baths, kitchens, and living room? I would like all the input i can get!
