This right here is why people invest in Japan! It is unthinkable that someone would even try to live in your property without paying rent and you’d actually have trouble removing them…geez!

Regarding short term rentals, in Japan there is "minpaku" which is rentals of less than 1 month. These have to be approved by the local zoning so can be a bit challenging. A better option is a lease of 1 month or longer. The key is a central location and of course, attractive to guests.

Fluency helps however, many realtors still refuse to work with foreigners so choices can be limited to just those realtors that will (some in Tokyo, Niseko near the ski areas, US Army/Navy bases.)

@Shin Nishikawa Right now it is still difficult for foreigners to get financing from Japanese banks. We do not have contacts with private lenders at this time. Most of our clients are cash buyers. But if we can assist, do let me know.

@David Gotsill I do agree with in you in part. US, UK, Australia and other parts of the world are more for "traditional" investing in real estate for capital gain. The Japanese market is different in that it is a high yield cash flow market, non speculative investing. Every month you receive cashflow from rental income. Properties are between $25K and $50K for a small apartment and at 10% yield net pre-tax you would get $250 to $500/month. By investing in metropolitan areas your yield would be lower (6% to 7%) but you would have a lower vacancy rate. So, it depends what you are looking for as an investor. Capital gain or cash flow. That's not to say you property doesn't increase in value in Japan, it can but that's not what you would bank on. If it does, then you have gain and cashflow, icing on the cake!

Hi @Daniel Mills nice to meet you here on BP.  I am always keeping my eye open for promising markets for our clients. This is your primary residence, but other investors renting out would have the benefit of both cash flow and capital gain. Rare indeed!
