Rental Properties through Condos

I’m starting my real estate journey and after much research in my AZ market I’ve decided on a buy and hold strategy but solely through condos/townhomes. I have my reasons for doing so like less maintenance on the exterior for example.

I was wondering if anyone has done a similar strategy and maybe some winning/losing stories or why you think I should change my strategy. Any and all replies will be greatly appreciated!
