Quit Claim/ non warranty deed
Greetings BP community. I am currently interested in a property in which the seller states they will only convey the title of the property via a quit claim/non warranty deed only. I have never encountered this prior, so I am looking for someone who is knowledgeable about the quit claim/ non warranty deed process and potential ways to navigate a deal under these circumstances.

Never buy a home unless you can get title insurance. It is that simple. If there is no clear title, dont buy.
