assig contract?

I wanna know what's the process for making a "assign contract". Sorry if I don't have the right terminology, but this is how I saw it on a article. From what I can understand its when a investor gets a contract to sell a property, maybe with a $1.00 down and The investor have the legal rights to sell that property. That investor end up selling that contract to a potential buyer for big bucks... This is what I understand for "assign contract" if you can elaborates with more info or tell me if I got the right idea I will deeply appreciated... Thank in advance.
