Jon Holdman Thanks for the advice. I notices that the banks are kind of difficult to work with and not so flexible as a homeowner. I don't think wholesaling is easy at all, but you gotta start somewhere. I read the articles, and they were very helpful, thank you.

Hi, I'm in a search for partners in my Real Estate endeavor.
I've little to no experience, although I have a couch whose educating me, also I been reading alot about how the real estate market works. In theory I'm very knowledgeable, I'm trying to break thru my "analysis paralysis".
I'm looking forward to work we other Real Estate investors that are willing to share their knowledge and at the same time we can put deals together. I live in the Miami area so if anyone answer my call I'll infinitely appreciated. Thank you in advance.

Hi BiggerPockets members, I need some guidance with my real estate journey. I have no money to invest on real estate, so I'm planning on using a hard money lender to finance my investments. My coach strategy is to work only with homeowners and not the banks. But I've done my homework and post signs on the streets, call magazines ( the flyer ) to post an ad, I keep in contact with real estate agents to see if they know of motivated sellers that are willing to work with me, and all these without any luck. I've been doing this for couple of months, and I've not close a single deal. I'm at a point where I feel like working with the banks since they possessed most of the properties on the market, but at the same time I don't wanna go above my couch since he had more experience than me. What should I do? Thank you in advance for your answers...

I wanna know what's the process for making a "assign contract". Sorry if I don't have the right terminology, but this is how I saw it on a article. From what I can understand its when a investor gets a contract to sell a property, maybe with a $1.00 down and The investor have the legal rights to sell that property. That investor end up selling that contract to a potential buyer for big bucks... This is what I understand for "assign contract" if you can elaborates with more info or tell me if I got the right idea I will deeply appreciated... Thank in advance.
