self directed IRA, good terms?

Hi

I wanted to hear the opinion on self directed IRAs?

I have a good friend who I have some interest in working with. Looking at about 20k from my retirement at 15% and 1 year term.

What questions should I be asking? Anything specific that I need to ask for in the contract? Any advice would be greatly helpful!
