We are looking to scale into Birmingham, AL. what are some neighborhoods we should be looking into? ones we should avoid? primary angle is cashflow with moderate appreciation. price point in the 50k-150k range.

Hi everyone, wanted to know what you guys thought. I am planning on purchasing a home in PA. Seller is selling it as is and will make no repairs. No sellers disclosure either. Seller will not turn on utilities for the inspection but signed in contract that they would. I would like to turn utilities for the day of inspection to assess all repairs/risks. 

If I were to turn on utilities and if something went wrong (pipes burst, leaks, etc) who is liable?

Thanks for the reply Martin. so I'm buying it from the owner, not the investor who has a seller financing deal in place with that owner 

can the owner just sell the property like that if the investor doesn't agree?

I found an off market deal that matches all my criteria. current owner wants to sell to me but he has a seller financed deal between an investor and him already from a year ago. i dont want to simply take over the note (terms don't seem favorable at all to the seller) but i rather have the property itself. is there anyway for me to buy this property free and clear without taking over the seller financed note?

Awesome job Khaled! You said your switching your properties to an LLC, are you doing a portfolio loan to combine it all? Besides decreasing liability, why are you switching it over to LLC?

so my goal is to become financially free enough to where i can back off my w2 a little bit more. im slowing building my portfolio through sfh and now duplexes/tri/quad, i certainly dont mind continuing to escalate in this manner and have enough to slow down on the w2. the cashflow is great and its much more predictable (so far). 


another deal has presented itself that is 10+ units and will, in the beginning, not cashflow too well (wont be negative cashflow though) but will have a high ARV and some good equity in 2-3 years but i think it will delay my strategy to back off my w2. im a bit stuck on which path to choose and dont want to put in my capital it the 10+ unit when I can use the same capital into the strategy i have been doing and have more guaranteed cash flow.
