BRRR strategy vs. rental strategy

My dear elderly recently widowed friend is financially concerned about making mortgage payments along with taxes and maintenance. I want to help her by doing a seller financing or BRRR, or rental strategy by lowering her mortgage payment, she won't have to pay taxes, nor maintenance. She's willing to deed the property to me. How can I best help her and with which strategy? I want to help her first and foremost and she would stay at the property for as long as she wants.
