Thank you Tarik for the input.  Yes, was confused as to why they are suggesting to do a straight out purchase instead of a cahout refi.  Greatly appreciated.

I was deeded a property and was following the BRRRR method. One of the owners prematurely signed the deed before allowing the probate process complete. Now probate is completed and I'm going to get signatures again to have it officially deeded to me. I already put in the rehab and now I'm at the finish line to do the cashout refi. Suddenly the title company wants to do a purchase instead of refi. Does it matter which one i do? Is it more expensive to do a purchase loan instead of refi including tax reasons. Should I stick to the cashout refi?

BRRRR deal but backwards. I was deeded the property and i started rehab without paying for the property yet. I want to pay the owners now and need some extra cash to finish the rehab. Do I go with a short term bridge loan to get cash to pay them and funds for rehab or do I go with local bank for a cashout refi instead. First deal and excited for the next one.

My dear elderly recently widowed friend is financially concerned about making mortgage payments along with taxes and maintenance. I want to help her by doing a seller financing or BRRR, or rental strategy by lowering her mortgage payment, she won't have to pay taxes, nor maintenance. She's willing to deed the property to me. How can I best help her and with which strategy? I want to help her first and foremost and she would stay at the property for as long as she wants.
