Hi I recently took a trip tp Albany and stayed in the 12208 area with family. I did find a lot of interesting potential cashflow deals.. I am working on a HELOC on my primary home to access cash for a downpayment for 1 or 2 rentals. id like to connect with local property managers, handyman and or other investors in the area for tips on what to look out for.

@Thomas S.Thank you very much for all the great toughts that had not crossed my mind yet.. im good with the job situation and no thats not all my cash . that is to invest/leverage . i defenetly agree that leveraging is the wayto go. Yes i am interested in out of state.

( for me since i no longer have a state to call home.. lol)

Hello

I am currently under contract on the sale of my Home and I am looking to make 45k in profit.The property is in Cutler Bay Fl.

Additionally I have about 30k in cash, total 75K .

My Plan was to buy multiple SFH under 60k each ( figure I could put 15k down payment on 3 or 4) in Columbus or Dayton OH, and use a property manager.

I currently live in Denver CO I'm under contract for travel work in the medical field until MAY, Soo I will be sitting on some cash and don't want it to sit in a savings account...

Any ideas on to what would you do in my case? my end goal would be to have enough rental income to quit my traveling job.

I defenetly agree with the midwest . i saw it first hand this last year . i grew up in miami and own a townhouse in cutler bay. i worked in columbus ohio for 4 months and i loved it. Amazing properties and endless oportunities . i am now in denver wich is a hot real estate market . i drove from miami to ohio and from ohio to colorado and i saw a lot of oportunities and i am very glad i left the most SE corner of our country. i will be selling my property in miami for about 60,000$ of profit plus my personal savings , i should have a decent liquid fund to buy up 2 or even 3 oportunities in the midwest.

Hi i currently own a condo in miami with a 100$ cashflow, with 60,000$ in equity. i dont live in miami anymore but i was interested in selling and staying cash until next oportunity comes OR get a Heloc now to lock in the equity into a line of credit until i am ready to use for down payment on next investment..

Any past experiences are welcomed , Also i need some guidance as to what kind of structure i shoud be using , i have my property under my name.
