SFH + ADU in East Austin

I just picked up a SFH with an ADU in East Austin, Tx. It needs quite a bit of rehab but after that’s done I’d like to live in the ADU and rent the main house out as an Airbnb or long term rental. The main house is a 3/1 and will be in great shape when the rehab is done. I checked out the area on airdna and saw some good potential but couldn’t see the occupancy. Anyone have any idea on vacancy rates in the area? It’s about ten mInutes from downtown.
