Seeking homeowners who are about to lose their home

I was curious how often do people seek those that are about to lose their houses to the bank? Typically do they just offer to pay off there mortgage debt or is it plus some? What is an even trade off? What documents are needed for this process? I am new to real estate just curious how this method works and if there’s a name for it? Thanks in advance.
