Atlanta rehab loans

I currently reside in Atlanta, GA and the market is hot! I am looking to purchase a multi-family unit using a good rehab loan for first time homeowners. My credit is fair and my income is too but I do not want to wait any longer to get into investing and making that steady cash flow.
